Residents are provided three options for selecting an exterior color scheme. The selected colors must be included with the submission of an Architectural Modification Request (AMR) to the Design Review Committee (DRC) when repainting a home. All exterior paint selections must comply with these guidelines and the Monotony Control requirements outlined on page 6 of the Master Design Guidelines.
Option #1 – Original Builder Color Scheme
Residents may repaint their home using the same exterior color scheme that was applied by the builder at the time the home was originally constructed.
Option #2 – Neighborhood-Approved Color Scheme
Residents may select an exterior color scheme that was originally approved for use by any builder within the same neighborhood.
Option #3 – SOPoA Approved Color Palette
Residents may select an approved exterior color scheme from the association’s official color palette available on the SOPoA website.
Color Scheme Selection Process
- If you know the original exterior color scheme (and can certify it to the DRC’s satisfaction), you may list that same scheme on the AMR for expedited review.
- If you are using a Different Paint Supplier: A resident may choose to use a paint supplier other than the original manufacturer, physical samples of digitally matched paint must be submitted with the AMR to the DRC. Samples are defined as actual paint mixed by the supplier and applied to a suitable medium that can be submitted with the AMR or manufacturer paint chips. The DRC must review a sample of the color that has been digitally mixed by the paint supplier.
- Selecting Another Approved Neighborhood Scheme: If a resident chooses another approved color scheme from the same or another builder within the same neighborhood, the scheme may be identified by providing Associa Gulf Coast with the address of a representative home displaying the desired colors. The resident must then follow the same procedure described above by submitting digitally mixed paint samples with the AMR.
- Unavailable or Discontinued Colors: If the original colors are no longer manufactured and cannot be digitally matched by another vendor, the resident must select a color scheme from the association’s approved palette found on this website. Approved colors are identified by color name and manufacturer number. The SOPOA color palette was compiled using Sherwin‑Williams paints and may be viewed at any local Sherwin‑Williams retailer.
Submission Process
Homeowners must list a complete exterior color scheme on the AMR form. The submission must include:
- One body color
- One trim color (including shutters, if applicable)
- One door color
Approved color options are available on this website.
If a homeowner chooses to use a paint vendor other than Sherwin‑Williams, the homeowner must provide the Sherwin‑Williams color information to the alternate vendor for digital color matching. The homeowner must then submit the digitally matched paint samples to the DRC with the AMR form. If the DRC approves the color match and submission package, the homeowner may proceed only after receiving a written approval letter from Associa Gulf Coastconfirming DRC approval.
Garage doors are required to match the body color of the home unless an alternate color is specifically approved.
Certain body, trim, and door colors are neighborhood‑specific. Some color schemes used by Mercedes Homes in Brookforest and Shoregrass may be used only within those neighborhoods.
The homeowner must certify that the selected color scheme complies with the Monotony Control requirements by checking the appropriate box on the AMR form. AMR submissions must be completed online at: www.sopoa.org
Once received, AMR submissions are logged by Associa Gulf Coast. Members of the DRC will review the submission and may approve it, deny it, or request additional information.
If an application is denied, the homeowner may request a meeting with the DRC to present unique or extenuating circumstances related to the AMR under review. Such requests must be submitted in writing to Associa Gulf Coast or amr@sopoa.org.
Use the following template to select a house color, and one Trim Option.
When viewing colors online, please confirm color by visiting your local Sherwin Williams store. Colors may not appear as they actually are when viewing electronically. Please note, you must complete and have an approved AMR prior to painting your home.
House Colors
This trim color is approved for all color options.
Door Colors
Garage Doors
Garage Doors may be painted the body color of the house or the use of one of the approved garage door colors below.
Roof Colors
All roofs shall be of a material, color and texture approved by the Design Review Committee. Standing-seam metal roofs with baked-on color finish may be used sparingly for architectural accent. Red and blue asphalt or fiberglass roofs are prohibited. Green asphalt or fiberglass roofs shall only be installed with DRC approval. All roof vents, plumbing stacks, flashing and metal chimney caps shall be painted to match the approved roof colors. Vents and plumbing stacks should be placed on rear slope of roof if possible.
Monotony Controls
Housing colors should not be repetitive from lot to lot along the neighborhood street. Rather, a variety of house colors are encouraged. The monotony controls exist to prevent duplicate house colors in close proximity to each other. Houses shall be required to have sufficient differences in both front elevation and color schemes which, in the opinion of the DRC, make them significantly different from each other. They are not designed to preclude all similarities between properties.
The following situations are subject to the monotony code:
- Two houses on each side of a proposed home that all face the same street.
- The house directly across the street from a proposed home.
- One house on each side of the house directly across the street from the proposed home.
- On small, tight cul-de-sac circles, any house that faces or is diagonally across the cul-de-sac from a proposed home.
